If you're in the market for a new casa, here are some useful tips to help you save a buck.
Buy a house that is functionally sound but needs cosmetic work. The home of an older person looking to downsize won’t be done in any trendy styles, but likely the roof, the HVAC, the windows, etc. will be in great condition. You can do cosmetic projects over time later. (Or: Get a reputed and reliable Home Inspector. Expensive, but worth it)
Replace the flooring (especially upstairs) before you move in. Doing flooring with furniture moving costs a lot more, and it's just a messy situation overall.
Use Marketplace, Craigslist, Buy Nothing etc. for hard furniture - every table, chair, end table, coffee table, console, night stand, dresser, etc will be sorted through for a fraction of the MSRP.
